He has been successful in the sale of properties that the "major brokerage firms" have not because of the attention to detail and relationships that have been built over the years.
For example, a consulting assignment with an owner of over 200 apartment units was conducted to determine the potential impact the increase in capital gains may have on his properties. A demographic analysis was performed to ascertain the projected population growth of his area, (there was negative growth projected) which severely impacted his ability to increase rents. An assessment of projected expenses was also performed. Then the projected capital gains tax was calculated at the current rate as well as higher rates. The resulting analysis showed the levels of projected rent increases necessary to maintain current property value and the likelihood of that probability.
Another example is of a retail shopping strip owner who had an expectation of price and was willing to "wait until the market gets better" , expecting that his price would be attainable in a year or two. An analysis of the demographics and rental markets showed that the waiting period to achieve his desired price was over 10 years, not a year or two as he initially thought!
